Real Estate in Dubai to Go Green By 2015

Dubai has become one of the most thriving cities of the UAE and a great hotspot for tourist destination with a minimum of 5 million users coming every year. There are other tourist hotspots that spend decades trying to build good infrastructure for tourists and all, but Dubai is a place which has shown a tremendous growth in infrastructure and real estate industry in past few years. His Highness Shaikh Mohammad Bin Rashid Al Maktoum who is the Vice President and Prime Minister of the UAE is taking initiative in making Dubai green by 2015. Apart from property developers even the residents of the city are keen in to get the city in this form. The owners of various residential and commercial buildings will then have to implement the decision according to the international standards in order to convert this city into a healthy one. These constant efforts of the government and the citizens there help in controlling the heat retention and it also controls climate change.

This decision of turning this city green made Dubai the first city in the UAE which implemented this decision. Dubai is just standing at the forefront of getting completely converted into a real estate hub thus; they are trying to implement this decision as soon as possible because now-a-days Dubai market is highly responsive. The pressure of creating eco-friendly construction will also push other developers as well into creating such eco-friendly buildings. Moreover, eco-friendly factor is not the single factor on the basis of which the decision of making the city green is made however; there are other factors as well. There are many financial advantages as well of going green. Firstly, there will be lower construction costs and secondly, the utility bills for Dubai residents will get reduced. Moreover, this decision of turning Dubai into a green city is quiet a favorable decision as the environmentalists have launched this decision. A new council has been made that is the Emirates Green Building Council that encourages the review of energy consumption in older buildings in Dubai, however, you won’t be able to change the orientation of the house but you will only be able to remove those hazardous materials.
Advantages of making Dubai Green: There are numerous advantages however, it’s the duty of all citizens to follow all rules and regulations and help the government in making it green.
1. Firstly, a study in US showed that by implementing the concept of green buildings in Dubai or anywhere in the world will save you 70 percent of electricity. Other than electricity, you also save somewhere around 50 – 60 percent water and last but not the least 36 percent of energy however; all this will never be possible in an ordinary building.
2. As a green building is environment friendly, it helps in reducing the harmful impact on the environment. This will be easily achieved as we are saving a lot on energy, water, materials and other resources.
3. There are about 16000 green buildings already in US. Along with this there are a total of 16 platinum green buildings in the world, which are known for their highest eco-friendly structures. Solar panels and other resources such as wind turbines can be used to make more efficient use of energy and other resources. This trend will open up new challenges and opportunities for the industry at large. Many profitable ventures will come up in terms of real estate, property, architects, material and equipment suppliers and lot more.
Apart from all this, the concept of making Dubai a green city is quiet unique but it also has some specified rules and regulations for that matter. Although, the prime minister announced that from this January the construction of buildings will be done as per the international sustainable building standards but he didn’t mentioned what environmental standard to be used. There are some of the other key factors involved in regulations in building green Dubai:
· Energy efficiency and conservation
· Water efficiency and its conservation
· Material availability and conservation
· Conservation of resources
